Not surprised. Some renters know the game well. They know EXACTLY how long they can stay without paying rent before the eviction happens. They are gone by then.<br> <br> I had a renter that decided not to pay. Georgia is a great state for landlords (30 days and they can be out). Well, after serving the notice, my renter called the courthouse to find out the date the deputies will show up to throw them out scheduled by the court. I used a separate company that scheduled the eviction a few days earlier within the letter of the law and surprised them. They called me asking to stop them, blah, blah, blah. We took pictures of the eviction and enjoyed every minute of it. While it was going on, we heard them talking about going through this before.<br> <br> It's an art, folks. Most of the time, these clowns could pay the rent and not lose a place to stay.
